Construction underway on Craig Hall’s latest addition to Hall Park in Frisco

The latest addition to Hall Park in Frisco — a 15,374-square-foot restaurant and retail row meant to serve the corporate tenants in the park — is underway, with the development team expecting to serve up the project to tenants this fall.

In all, the new retail row will bring three restaurant concepts and two neighborhood services retail stores to this part of Frisco.

This will be Hall Park’s first retail addition to the park and will bring a much-needed amenity to the park, David Zoller, a senior vice president at The Weitzman Group in Dallas, told the Dallas Business Journal.

“This is a park with a daytime population of 9,000 people,” Zoller told me. “It’s an iconic location with it being the diamond in the ring, and we want to make sure we get the right users in here.”

The retail development sits in the area between Gaylord Parkway and the Dallas North Tollway, off the hard corner of the two roadways. The hard corner has been earmarked for the future development of a yet-to-be selected boutique hotel.

The Weitzman Group is leading the leasing on the retail center, which is being constructed by the Dallas-based firm’s development affiliate Cencor Realty Services.

Some of the would-be tenants could include a family-friendly American eatery, a gourmet burger restaurant, a coffee shop, a salon or an Asian restaurant concept. The leasing team already has some letter of intent contracts out to some of these retailers, but the team is still trying to get the retail mix nailed down, Zoller said.

“We are fluid on the space sizes at this point,” he told me. “Our goal is to find the right user and the right category. We might go up and down.”

Each of the three restaurant spaces has patio areas, with one of the restaurant end caps designed to have a drive-thru window for nearby workers and residents to grab quick meals.

Cencor Senior Vice President David McNeil said construction is halfway complete on the retail property that will rise three-and-a-half stories into the sky and have visibility to the Dallas North Tollway.

“The Hall folks got with us and wanted to bring a walkable amenity to Hall Park that can serve not only the occupants of the park, but now with the cut through to The Star, this will serve other parts of the community too,” McNeil said.

Hall Park, a 16-building, 162-acre park, was devoted to being an office park when it was initially developed in the late 1990s, but developer Craig Hall is in the process of re-imagining the 18-year-old park into a fuller mixed-use development. Along with this retail addition to the park, Hall has planned a number of upgrades, which include:

  • Expansion of a 10,000-square-foot fitness center with new equipment and new studios for classes
  • Building new conferencing facilities, with a training center, lounge and kitchen
  • Adding several pieces of commissioned art, including a replica of Jerry Daniels’ “Dancers MM”
  • A new corporate wine lounge and event space (Hall has his own vineyard)
  • An enhancement of Hall Park’s trail system
  • A new Baylor, Scott & White Health wellness program for park employees
  • Adding a food truck court and gathering area in the center of Hall Park
  • Adding a child care center with on-site car wash, air and mobile fueling
  • Bringing in interactive building directories
  • Installing new outdoor seating areas
  • Bringing in a new concierge service with programming events and activities for park employees
  • Better signage and LED lighting
  • Renovations to the lobby and co

NCA Partners Architecture is the architect on the retail addition to Hall Park. ML Gray Partnership is the general contractor.

Zoller said the tenant mix could be selected by the end of the summer and, like the Hall Group team, wants to, “put the puzzle together the right way the first time.”
