ASSET MANAGER

 

 

HALL Group, a 50 plus year-old Dallas based company whose primary business activities include real estate development, management and leasing, commercial real estate lending through its affiliate HALL Structured Finance, vineyards and winery operations though its affiliate HALL Wines, and private equity and venture capital investments, is seeking a seasoned Asset Manager in connection with the company’s hotel and future multi-unit residential assets.

 

Responsibilities

• Initially manage and lead HALL’s hotel portfolio and initiatives, later asset manage other
HALL Real Estate
• Choose top onsite hotel position from management company candidates
• Monitor cleanliness, service, and overall operations
• Responsible for conducting market and demographic research
• Prepare market and site analysis, including trends, competition reports, and general site
information
• Develop budgets and financial information for existing and potential locations
• Review terms of vendor agreements provided by outside management with internal legal
team to edit as applicable
• Ensure vendor contract obligations are met
• Regularly and efficiently communicate with all parties involved in a project
• Communicate resource shortfalls to executives in a timely manner
• Work to establish and maintain relationships with management companies, hospitality
service vendors, franchisors and stakeholders
• Monitor all rent activity to insure maximum occupancy
• Work with internal development team during the construction period
• Model a full lifecycle financial analysis for projects/assets in the portfolio
• Responsible for monitoring the hotel property management teams
• Oversee third party management companies, as applicable

 

Qualifications – We are seeking candidates with 10 or more years of relevant experience in hotel
property and/or asset management. The successful candidate should have the following
qualifications: service oriented, strong attention to detail, self-starter, ability to work in a fastpaced environment, and good written and verbal communication skills. This position has a high
degree of visibility and exposure to the executive level within the company.

 

Education – BS degree in Business Administration, Real Estate or related field

 

Skills & Abilities

• Demonstrated ability to put guest needs and goals at the center of the vision and
operation
• Current knowledge of industry trends in hotel real estate and development, and a natural
desire to understand specific market characteristics; experience of real estate
analysis/asset management experience with an emphasis in hotel
• Ability to manage multiple projects at one time and meet deadlines
• Ability to work well in a team environment
• Demonstrated ability to plan, organize and prioritize responsibilities in order to
consistently meet deadlines
• Familiar with commercial construction building codes, energy codes, barrier free codes,
etc.
• Proficiency with Microsoft Word, Excel, PowerPoint, Outlook, real estate asset
management software
• Demonstrated ability to make good decisions based upon a mixture of analysis,
experience and judgement
• Demonstrated ability to communicate clearly and succinctly to a variety of audiences from
executive leadership to team and project members
• Demonstrated ability to prioritize multiple projects and tasks
